Northshore Soil, Groundwater and Drainage Know-How
The Northshore sits higher than much of the Southshore, but that does not mean every lot is easy to build on. Sandy soils on the pine ridges can sit over dense clay, low areas near the river, the lake and the bayous can hold a high water table, and heavy rain can turn a flat yard into a pond in an afternoon. Some lots also sit in a flood zone, which can affect where equipment goes and what the permit requires.
We plan for all of it. We evaluate soil and groundwater up front and bring in soil testing or engineering when a site needs it. We manage groundwater during excavation, install hydrostatic relief to protect the shell, engineer the steel and gunite for your conditions, and grade decks and add drains so water moves away from your pool and your home. Mature trees are part of what makes the Northshore beautiful, so we plan the layout around their root zones too.

How much does a custom pool cost on the Northshore?
Custom pools start at $55,000. Our packages are The Essentials, starting at $55,000; The Signature, starting at $70,000; and The Backyard Resort, starting at $100,000. Every pool is custom, so your final price depends on size, features, finishes, outdoor living and site conditions like soil and drainage. After your free consultation and design, you get a clear written proposal for your project.
Can you build a pool if my lot is in a flood zone or has a high water table?
In many cases, yes, with the right planning. We check soil and groundwater early, manage water during excavation, install hydrostatic relief and plan drainage and equipment placement for your site and permit requirements.
Can you build the pool, outdoor kitchen and patio cover at the same time?
Yes. We are a design-build company, so we plan and build the pool, spa, outdoor kitchen, covered patio and hardscapes as one coordinated project.
Will I see the design before you build?

Design and 3D rendering take about 1 week, and permits and approvals usually take 2 to 3 weeks. Once permits are approved, construction on a typical pool takes 6 to 8 weeks. Timelines vary with permitting, weather and the scope of your project.
Do you handle pool permits in Covington and on the Northshore?
LCS handles all pool permits for you. Before permitting can begin, we'll need your signed contract, a copy of your cash sale and a property survey. Permits usually take 2 to 3 weeks. We'll design the drainage for your project and include it in your proposal.
How long does a pool renovation take on the Northshore?
It depends on the scope, but a pool renovation typically takes 4 to 12 weeks.
